³ÉÈËAVÊÓÆµ breaks ground on new apartment complex 30° North

President Moez Limayem, Ozzie and other community leaders at 30 Degree Apartment groundbreakingThe ³ÉÈËAVÊÓÆµ, Chance Partners and Fansler Construction today broke ground on a new apartment complex, 30° North, for ³ÉÈËAVÊÓÆµ students. Located on First Coast Tech Parkway south of The Flats at ³ÉÈËAVÊÓÆµ, the apartments are set to open in Fall 2027 on land owned by ³ÉÈËAVÊÓÆµ and leased to an affiliate of Chance Partners LLC, a Jacksonville-based real estate development company.  

“Today marks an exciting milestone in ³ÉÈËAVÊÓÆµ’s continued commitment to growth, innovation and student success,” said ³ÉÈËAVÊÓÆµ President Moez Limayem. “We’re proud to partner with Chance Partners and Fansler Construction to bring the vibrant new residential student community vision to life.” 

The new four-building apartment complex will feature 237 fully furnished units, offering single, double, triple and quad layouts – accommodating a total of 702 beds for ³ÉÈËAVÊÓÆµ students. Each unit includes a full kitchen with granite countertop, bed(s), bath, desk, couch, coffee table and TV.  

“30 North represents an impactful collaboration with ³ÉÈËAVÊÓÆµ to deliver a best-in-class residential experience to the ³ÉÈËAVÊÓÆµ student body.   The entire administrative team have been an excellent partner throughout the planning and development process with the focus on creating a forward-leaning housing option on campus,” said Judd Bobilin, Principal, Chance Partners, LLC. 

Residents will enjoy a wide range of amenities, including a clubhouse, pool, fitness center, dog park and dog spa, putting green, pickleball and volleyball courts, nature jogging and walking path, fire pit and bike sharing program. These and other amenities will create a vibrant community where students can live, learn and thrive.

Jeff Ryan, Fansler Construction project manager, is a ³ÉÈËAVÊÓÆµ alum and shared that it is rewarding to experience the full-circle moment of returning to campus to build this project and be part of this next chapter of growth for the University. 

This will be the second new student housing complex that ³ÉÈËAVÊÓÆµ has undertaken over the last two years. Osprey Ridge residence hall opened in July, providing housing for over 500 students. The expanded housing options reflect ³ÉÈËAVÊÓÆµ’s commitment to strategic growth and student success.
