³ÉÈËAVÊÓƵ breaks ground on new apartment complex 30° North
The ³ÉÈËAVÊÓƵ, Chance Partners and Fansler Construction today broke ground on a new apartment complex, 30° North, for ³ÉÈËAVÊÓƵ students. Located on First Coast Tech Parkway south of The Flats at ³ÉÈËAVÊÓƵ, the apartments are set to open in Fall 2027 on land owned by ³ÉÈËAVÊÓƵ and leased to an affiliate of Chance Partners LLC, a Jacksonville-based real estate development company.
“Today marks an exciting milestone in ³ÉÈËAVÊÓƵ’s continued commitment to growth, innovation and student success,” said ³ÉÈËAVÊÓƵ President Moez Limayem. “We’re proud to partner with Chance Partners and Fansler Construction to bring the vibrant new residential student community vision to life.”
The new four-building apartment complex will feature 237 fully furnished units, offering single, double, triple and quad layouts – accommodating a total of 702 beds for ³ÉÈËAVÊÓƵ students. Each unit includes a full kitchen with granite countertop, bed(s), bath, desk, couch, coffee table and TV.
“30 North represents an impactful collaboration with ³ÉÈËAVÊÓƵ to deliver a best-in-class residential experience to the ³ÉÈËAVÊÓƵ student body. The entire administrative team have been an excellent partner throughout the planning and development process with the focus on creating a forward-leaning housing option on campus,” said Judd Bobilin, Principal, Chance Partners, LLC.
Residents will enjoy a wide range of amenities, including a clubhouse, pool, fitness center, dog park and dog spa, putting green, pickleball and volleyball courts, nature jogging and walking path, fire pit and bike sharing program. These and other amenities will create a vibrant community where students can live, learn and thrive.

This will be the second new student housing complex that ³ÉÈËAVÊÓƵ has undertaken over the last two years. Osprey Ridge residence hall opened in July, providing housing for over 500 students. The expanded housing options reflect ³ÉÈËAVÊÓƵ’s commitment to strategic growth and student success.
